Inspection Contingency Clause
When purchasing a home always make sure there is an inspection contingency clause in your contract. It should allow for up to two weeks to conduct an overall inspection plus any specialized inspections you or your lender may require.

Standard vs. Specialized Inspections
Most standard inspections cover a homes major mechanical systems-heating, cooling, electrical, plumbing and its construction from roof to foundation, exterior to interior. A specialized inspection may be needed to cover soils, wells, septic systems, building code violations or environmental hazard such as lead. Remember, repairs and remedies are negotiable between buyer and seller.
